A leaking roof is more than just a nuisance. It's a warning sign that your home could be at risk of bigger problems like water damage or even structural damage. Sometimes leaks are easy to spot, like drips during a storm. Other times, they show up slowly as mould grows, peeling paint, or stains on your ceiling.
So, what causes roof leaks? In this guide, we’ll look at the most common causes of roof leaks, how to safely check your roof for leaks, and how preventing roof leaks with good roof maintenance can save you from costly repairs or even a full roof replacement.
Roofs are exposed to extreme weather, aging, and daily wear and tear. These are the most frequent reasons homeowners discover leaks:
1. Damaged or Missing Shingles.
Shingles protect your home from rain, wind, and sun. When they’re cracked, lifted, or missing, water slips underneath. Poor roofing materials or improper installation can make this worse.
2. Flashing Issues
Flashing installation around chimneys, skylights, and vents is critical for sealing gaps. If flashing cracks, rusts, or pulls away, it becomes a common cause of roof leaks.
3. Clogged Gutters
Blocked gutters prevent water from flowing away. Instead, it backs up and seeps under shingles. Clogged gutters are one of the easiest problems to spot and fix, but they cause major leaks if ignored.
4. Age and Wear and Tear
Every roof goes through natural wear and tear. Over time, shingles lose granules, flashing loosens, and roofing materials weaken. Age is a frequent common cause of roof leaks.
5. Poor or Improper Installation
If your roof wasn’t installed correctly, leaks often appear sooner. Improper flashing installation or low-quality roofing materials can fail quickly, especially during extreme weather.
If you suspect trouble, here’s how to regularly inspect your roof and find the source of a leaking roof:
Even a small drip can lead to serious problems. Water doesn’t just sit in one place. It spreads, soaking into ceilings, insulation, and wood. Left untreated, this can cause:
Taking steps to prevent leaks early will always be cheaper than waiting until you need a full roof replacement.
